Two-thirds of the Welsh population live in and around the three major South Wales cities of Swansea, Newport and Cardiff, which have a long and diverse history of continual redevelopment, giving rise to a mix of property types across the region. Architecture in Cardiff dates back from Norman times to the present day. The common building materials of Cardiff's Victorian and Edwardian buildings are Bath stone, blue Pennant stone and red brick. The city also contains a number of notable modern buildings and engineering projects.
 

Cardiff lies within the North Temperate Zone and has an essentially maritime climate, characterised by mild weather that is often cloudy, wet and windy. Cardiff experiences a milder climate than the mountains and valleys inland; however this same location leaves them exposed to heavy rain-bearing winds from Atlantic depressions. If excess damp from these heavy rains passes through the fabric of a building it can lead to structural damage and timber decay from rising or penetrating damp and rot.
 

The River Taff winds through the centre of the city and together with the River Ely flows into the freshwater lake of Cardiff Bay. A third river, the Rhymney flows through the east of the city entering directly into the Severn Estuary. According to nationalresourceswales.gov.uk ‘1 in 6 properties in Wales are at risk from flooding.’ Many months after flood waters have dissipated and properties have been repaired, moisture levels in timbers (those hidden within a structure in particular) can still be high enough for damage to occur from dry rot.
