Cumbria, its Lake District and Lancashire are on the North West coast of England. An upland, coastal, and rural area, which historic sites include Carlisle Castle, Furness Abbey, and Hadrian's Wall - a UNESCO World Heritage Site. The area is largely rural: having the second lowest population density among English counties.
This region is affected by the North Atlantic Drift which, combined with the mountainous landscape, makes it one of the wettest part of England. This means that properties in the area can become susceptible to damp and rot problems as the prevailing coastal winds provide an overabundance of moisture that may eventually be absorbed through the fabric of buildings, leading to timber decay from wet or dry rot, or issues such as penetrating or rising damp.
Flooding across areas of Cumbria is not uncommon. Carlisle, on the flood plain of three rivers (the Rivers Eden, Caldew and Petteril) has suffered periodical flooding since 1700’s. The heavy storms of 2005 caused surface water flooding as well as river flooding, when 2 months’ worth of rain fell in under 24 hours. This has led to strengthening of the flood defences. Areas such as Cockermouth, Keswick, Seathwaite and Workington have also shown they are susceptible to flooding problems from heavy rainfall events. Areas of impermeable surfacing (roads, roofs and pavements) and the legacy of Victorian drainage systems that are not equipped to cope with intense rainfall have exacerbate the problem. Months after flood waters have retreated, damp may no longer be visible in a property. Yet moisture levels in some timbers within a property, can remain high enough (above about 20%) for dry rot to decay the wood.
Woodworm is the generic name for larvae of wood-boring beetles. Adults lay eggs in cracks in wood and the larvae (woodworm) burrow deep into it and feed, making a maze of tunnels over several years. They will happily eat away at wooden floors, furniture and timbers and if left untreated, can seriously weakens wooden beams in a property which can lead to structural failure of the timbers.
Spotting the early signs of woodworm is important; allowing a qualified surveyor to complete a woodworm survey assessing the extent of any problem, the type of woodworm involved and recommending the most effective, targeted treatment to eliminate the pest before it can spread any further through the property.
