Plymouth sits between the mouths of the rivers Plym to the east and Tamar to the west where they join Plymouth Sound. With a temperate oceanic climate that is generally wetter and milder than the rest of England. Its location does leave it somewhat exposed to vigorous Atlantic depressions in autumn and winter, which in recent years has caused the Tamar and its tributaries to flood. Storms Barney and Frank in late 2015 left roads and buildings flooded across the Lipson, Mutley, Millbridge and Southway areas of Plymouth. Excess damp from heavy rains or flooding can pass through the fabric of a property leading to potential structural damage and timber decay from problems such as penetrating or rising damp.
Known as Britain’s Ocean City, Plymouth is one of Europe’s most vibrant waterfront cities. Royal William Yard, constructed between 1825 and 1831 contains some of the most important groups of historic military buildings in Britain; it is also the largest collection of Grade 1 listed military buildings in Europe. The city was also heavily bombed by the Luftwaffe, in a series of 59 raids known as the Plymouth Blitz during World War II. This led to the rebuilding of Plymouth’s City Centre in the most significant example of mid twentieth century civic slab-and-tower post-war architecture anywhere in the country, some of which are now listed buildings. Properties from any era and of any size can become susceptible to problems such as woodworm which may go unnoticed for several years until the adult beetles emerge from the timber.
