Galloway is contained by sea to the west and south, the Galloway Hills to the north. The generally south slope and southern coast make for a mild but wet climate in this area, whilst Dumfries experiences a maritime climate with cool summers and milder winters. As the river Nith runs through Dumfries (with it's mellowed sandstone buildings), it splits the town into East and West and in the wetter months of the year the Nith can be known to flood the surrounding streets of Dumfries, Castle Douglas and Gretna.
Several months after flooding has receded, any excess moisture absorbed into the fabric of a building (through floors and walls) may no longer be visible, yet the moisture levels may still be high enough for rot to occur in timbers. This then has the potential to lead to damage through wood decay such as dry rot or wet rot.
Properties in coastal areas, such as Annan, Stranraer, Girvan and Ayr with their prevailing costal winds can also suffer issues with excess moisture, associated with driving winter gales, which if given an opportunity can lead to problems with rising damp or penetrating damp.
Woodworm is the every-day name for hungry larvae of wood-boring beetles. Adults lay eggs in cracks in wood and the larvae (woodworm) burrow deep into it and feed, making a maze of tunnels over several years. They will happily eat away at wooden floors, furniture and timbers and if left untreated, can seriously weakens wooden beams in a property which can lead to structural failure of the timbers.
Spotting the early signs of woodworm is important; allowing a qualified surveyor to complete a woodworm survey assessing the extent of any problem, the type of woodworm involved and recommending the most effective, targeted treatment to eliminate the pest before it can spread any further through the property.
