Located on the Liverpool Bay of the Irish Sea the city of Liverpool is built across a ridge of sandstone hills. Its history means that there is considerable variety in architectural styles found within the city, ranging from 16th century Tudor buildings (Speke Hall Tudor manor house is one of Liverpool's oldest buildings), through to Victorian and modern-day contemporary properties. Liverpool is also believed to contain more Georgian houses than the city of Bath. This richness of historical architecture has led to it being declared a UNESCO World Heritage Site - known as the Liverpool Maritime Mercantile City, but such buildings can be sensitive to damage. Merseyside encompasses the metropolitan area centred on both banks of the lower reaches of the Mersey Estuary comprising of five metropolitan boroughs: Knowsley, St Helens, Sefton, Wirral, and the city of Liverpool itself.
Any property can be exposed to the risks of damage from woodworm, rot and damp, whatever its age, size or historical value, however these kinds of problems can be more prevalent in older buildings, such as Georgian, Victorian and early 20th Centaury properties. These issues are not always immediately obvious. In many cases it can take months or years before any problems become visible.
The location of towns in this area such as Southport, Formby and Sefton on the West Lancashire Coastal Plain, (most of which is near or below sea-level) combined with the maritime climate and Atlantic depressions of the region leaves areas susceptible to flooding. Liverpool, Southport, Formby and further inland, Orsmkirk, Maghull and Kirby are situated within the drainage basin of the Rivers Alt and Crossens, which can also be prone to groundwater flooding. Any excess moisture may eventually be absorbed through walls and floors into the fabric of a property. Many months after flood waters have receded from a property, damp may no longer be visible yet moisture levels can still be high enough to sustain dry rot. This can lead to structural damage within a building through timber decay.
Woodworm is the generic term for the larvae of wood-boring beetles. Adults lay eggs in cracks in wood and the larvae (woodworm) burrow deep into it and feed, making a maze of tunnels over several years. They will happily eat away at wooden floors, furniture and timbers and if left untreated, can seriously weakens wooden beams in a property which can lead to structural failure of the timbers.
Spotting the early signs of woodworm is important; allowing a qualified surveyor to complete a woodworm survey assessing the extent of any problem, the type of woodworm involved and recommending the most effective, targeted treatment to eliminate the pest before it can spread any further through the property.
