Landlords: Get 2030 Ready with Home Insulation

Proposed EPC rating changes are on the horizon for landlords.

The government has proposed new regulations that could require all rental properties to have a minimum Energy Performance Certificate (EPC) rating of C by 2030. This means that many landlords will need to make changes to their properties to improve their EPC rating. One of the most cost-effective ways to do this is through home insulation.  

What is an EPC rating?

An EPC rating is a measure of a property’s energy efficiency. The higher the rating, the more energy-efficient the property is. EPC ratings are based on the cost of heating and powering a home. This means that installing options such as heat pumps may not have the desired result, as they are expensive to run. Insulation is a much more cost-effective way to improve a property’s EPC rating.  

How can home insulation help?

Home insulation is a heat-saving solution that can be fitted to solid walls, in cavity walls, under floors, and even as insulated plasterboard over existing plaster walls. It works by creating a thermal barrier around a property, which helps to keep heat in. This means that a property stays warmer for longer, which could ultimately decrease costs for tenants as less energy will be required to heat the space.  

What are the benefits of home insulation?

There are many benefits to home insulation for landlords, including:

  • Improving your EPC rating: Insulation is one of the most effective ways of increasing the EPC rating of a property.  
  • Savings on energy and heating bills: Insulation helps to keep heat in, which means that less energy is needed to heat a property. This can lead to lower energy bills for both landlords and tenants.  
  • Environmental savings: The less energy needed to heat a property, the lower the carbon footprint that will be left. This means less energy is burnt which is good for both wallets and the planet.  
  • Adds to your property value: A good EPC score can increase the value of your property and might make it easier to sell or rent.  

What are the different types of home insulation?

There are a number of different types of home insulation available, including:

  • Loft insulation: It is estimated by the Energy Savings Trust that a quarter of heat is lost through the roof of an uninsulated home. Loft insulation is simply material that reduces the rate at which heat is lost from your property through the loft space.  
  • Insulating plaster systems: Insulating plaster is designed to reduce heat loss through solid walls to help maintain a comfortable room temperature without overreliance on central heating.  
  • Underfloor insulation: Reduces energy bills and provides warmer floors that are more comfortable to walk on.
