Does Damp Devalue a House?

Yes, if you are having your property valued prior to being sold, if a damp problem is found this could lead to the property being devalued, as the potential buyer and lenders may see the problem as a significant risk that requires repairs, and could even lead to potential health problems.

If you are selling a property with a known damp problem, this must be legally disclosed when selling the property in order to provide transparency and avoid any legal issues. That said, often damp problems are hidden in hard to reach areas of a property, such as in sub floor voids or lofts, and have not been discovered by the seller.

Condensation problems can be exacerbated by the number of people living within a property, so if one person is living in a property which is then sold to a larger family, condensation problems could begin to occur, as more moisture is being created within the home. Claims may then be made about un-disclosed issues with the property before purchase.

It is important for a qualified and experienced surveyor to carry out an inspection of the property in order to identify any potential damp or timber problems before going on the market.

Damp Found on a Pre-Purchase Survey - What to do Next

Often a damp problem is identified on a pre-purchase survey, and it will state that further investigation by a specialist is required. This may mean you need a damp and timber survey carried out by a Certificated Surveyor in Remedial Treatments (CSRT) or a Certificated Surveyor of Timber & Dampness in Buildings (CSTDB) qualified surveyor.

The surveyor will look for the telltale signs of damp, including musty smells, peeling wallpaper and mould. They will also assess the condition of timber for signs of woodworm or fungal decay, which can often be caused when there is a source of damp or a lack of ventilation.
