Damp and Timber Surveys in Liverpool

If you have spotted signs of damp or timber decay in your Liverpool property, a professional survey is the best way to get expert advice. Our qualified surveyors have experience in dealing with the specific challenges of properties across the city, from historic Victorian terraces to more modern homes. They will carry out a thorough inspection of your building for any indication of dampness and associated damage.

Frequently, these problems are caused by penetrating damp resulting from maintenance issues, such as blocked gutters or faulty roofing. A professional survey accurately pinpoints the source of the problem and provides a customised solution. You will be given a detailed report with all the findings and a proposal for any required work, which could include damp proofing, woodworm treatment, or rot repairs.

Our Liverpool surveyors are always available to discuss their findings and recommendations, making sure you have the information you need to protect your property.

Woodworm Treatments in Liverpool

Woodworm is a frequent issue found in properties throughout Liverpool, Merseyside, and the wider North West. If you suspect a woodworm problem in your property, it is crucial to book a professional surveyor to identify the species, confirm if the infestation is active, and evaluate any damage to the timber.

Liverpool Wet and Dry Rot Repairs

Often property owners notice signs of fungal decay, this can be from strong musty smells, discolouration, cracked or damaged timbers. There are two main categories of fungal decay - wet rot and dry rot - both require varying levels of moisture content in timber to germinate, and both can cause timber to lose structural integrity. Dry rot is even capable of spreading away from the source of moisture in order to find new timber to attack, breaking down the  timber causing it to lose strength.

If left over time dry rot can spread across the full floor of a property, and even attack timber on different stories. This means it is essential to treat the problem as soon as possible, with a qualified surveyor able to identify the full extent of damage, and provide recommendations for the replacement of structural timber.

If you are not experienced in dealing with dry rot, or do not conduct a detailed survey to fully identify the extent of the problem - it can return if there is a source of moisture.

With any fungal decay infestation the first step is always removing the source of moisture, whether this is with effective damp proofing, fixing building defects or improving ventilation through installing air bricks for sub floor voids.

If you suspect a fungal decay problem the first step is to book a qualified surveyor who can fully investigate, confirm the type of fungal infestation, and provide you with detailed proposals to remedy the problem.

Basement Waterproofing Specialists in Liverpool

Across Liverpool, many properties feature unused spaces below ground level, such as cellars or basements. These areas can be transformed into valuable, dry, and watertight living spaces, which not only increases the value of your property but can also create a new home office, gym, or simply extra room for storage.

However, it is crucial that the waterproofing system is installed correctly. A failed system can lead to significant water ingress, causing costly damage to the contents of the room.

For this reason, it is essential to use an experienced surveyor holding a CSSW (Certificated Surveyor in Structural Waterproofing) qualification. They will understand the complexities of waterproofing below-ground structures. Rentokil Property Care has CSSW-qualified surveyors who can design a comprehensive basement waterproofing specification that complies with British Standard 8102, the industry's recommended code of practice.

Cavity Wall Tie Replacements in Liverpool

If you have noticed cracks on your property’s brickwork you could have structural problems or may even require wall tie replacement. Most older properties are built with solid walls, however in the 1920’s cavity walls became standard as they offer greater protection against wind driven rain and condensation. A wall tie is used to connect the outer and inner walls together at regular intervals, with a cavity in the middle.

Over time these wall ties can corrode, especially if they are exposed to moisture. They become rusty and will expand, causing horizontal cracks in brickwork which are visible along mortar joints.

Thousands of properties across Liverpool are affected by corrosion and eventually these wall ties stop functioning which essentially means the out leaf and inner leaf are no longer connected, and can be susceptible to bowing or bulging, and eventually to total collapse.

Rentokil Property Care can inspect and assess the condition of wall ties, and if required provide a proposal for wall tie replacements. We work closely with structural engineers where necessary, and are an approved installer of Helifix structural products, including wall ties.
