Rentokil Property Care were called out to a stone brick built terraced property typical of the Peak District and across Derbyshire.
The property had previously suffered from a dry rot problem and had used a local contractor to carry out repairs. However, the dry rot outbreak recurred as the contractor had failed to remove all of the affected timber. This meant that the outbreak had new timber to attack and spread once more. Rentokil Property Care were called in to fully survey the affected area and provide recommendations for an extensive treatment to solve the problem once and for all.
The surveyor started their survey with external observations, and noted a lack of a damp proof course, due to the age of the building and the absence of air bricks for the purpose of ventilating the sub floor void. Fungal decay needs a source of moisture and thrives in areas with no ventilation.

Internally the floors are of a suspended timber floor construction and the surveyor found evidence of a previous incorrect treatment, leaving old decayed timber which had caused this new outbreak.
Dry Rot often causes extensive damage. It is able to grow through bricks, mortar and plaster with its strands capable of spreading the fungus to dry timbers.
Dry rot mycelium and fruiting bodies were located in the sub floor void. Dry rot is able to grow through plaster, bricks and mortar with its strands, in an attempt to spread to new dry timbers to attack. The surveyor detailed their findings in a report, with recommendations for treatment.
The client wanted to go ahead with the treatment due to the extent of the problem, so Rentokil Property Care technicians began remedial work. New airbricks were installed to increase ventilation and prevent moisture ingress from condensation affected timber in the sub floor void.
All timber affected by dry rot was cut back or removed completely, including flood boards and joists. The sub floor masonry was sprayed with a fungicidal treatment. New timber is installed with the ends capped off and protected when placed onto the masonry. New floorboards were installed.
Technicians will try their best to keep disruption to minimum, using floor coverings, dust sheets where necessary and are equipped with Hilti dust extraction units when hacking off plasterwork or masonry.
This work was backed by a 30 year guarantee, giving the client long term peace of mind the dry rot problem is solved for good.
